2021 | Cibolo Miracle League Ballfield - Utilities & Site Civil
Parra & Co was engaged by IM Studios to provide Civil Engineering Services for the new Ballfield land, described as approx. 1.38 acres at 338 S Main Street in Cibolo, TX. Parra & Co was contracted to complete the Civil Engineering Design, Surveying and Storm Water Management Plan for the parcel. The new ballfield was built next to two existing baseball fields in the YMCA Cibolo Sport Complex.
Based on information gathered from the FEMA floodplain Zone AE at the start of the project, an existing creek goes through the parcel from south-east through north-west. The previously existing baseball fields, as well as the new one, fall in the area of minimal flood hazard. Parra & Co collected background information needed (Arc GIS data; City of Cibolo, TX; and Guadalupe County) and visited with the City of Cibolo regarding the proposed development at the parcel. Our team prepared Site Civil Construction Documents, Storm Water Management Plan with Drainage Calculations, and Boundary & Topographic Survey. The project was completed in 2021.
2022 | Alana Lane Town Homes - Construction Documents
The Alana Lane townhomes are a development planned by a private developer in a 1.8 acres site in Oak Ridge North, TX.
Parra & Co was engaged by the developer to provide Civil Engineering design services. Our team provided Site Civil Construction Documents for the 15 units duplex homes of ±1,240 sq ft each. This project also included Stormwater Management Plan, Detention Pond, Drainage System design and Grading design.
2022 | Locust Townhomes - Civil Engineering
Aster Developments created their first project in San Antonio in the historic Tobin Hills neighborhood. The design concept is based on enjoying the experience of living in Tobin Hill, “an eclectic place where history and modernity intertwine, creating a unique atmosphere.”
The Parra & Co team from brief research noticed that the property had a very old plat that needed to be checked with the City, since it might be deemed antiquated. The project consisting of developing four townhomes in the Tobin Hill Historic neighborhood was approved as a 3-story multi family structure.
Once our team received the survey, site plan and Geotech report from the architects (Architectura SA). Parra & Co provided Site Civil Construction Documents (SWMP, Traffic Impact Analysis [TIA] worksheet, Site Utility Plan, Site Plan, Grading Plan, Drainage Plan, Fire Protection Plan, Pavement Plan and SWPPP), CPS Coordination, Storm Water Management Plan/Drainage Report and Construction Phase services. Per request of the historical commission, this project features a pervious pavement driveway. The grand opening of the townhomes was held in December 2022.
2020 | Southerleigh Micro Brewery - Civil Engineering
Parra & Co was engaged by Urbanika Group to provide consulting services for Zoning Change and Project Management for the Southerleigh Brewery development (Brooks City Base Project).
Due to the nature of the development in the selected location a zoning change was necessary for the 2.92 acres site of the Community Bible Church. After researching the most appropriate/flexible land use and zoning categories, our team developed a Zoning Plan for a Zoning Change Application to be submitted to the City of San Antonio.
Our team reviewed the existing land use/zoning; and researched planning and zoning issues pertaining to an update to the existing land use/zoning, as well as researched, evaluated and determined zoning category requirements. Based on our research we provided recommendations on the most appropriate land use/zoning category and met with the appropriate agencies, zoning commissioners and council members, we applied for the rezoning approval process and presented the project to the Required Commission and City Council. In regard to Project Management, our team provided hourly project management services for project initiation and zoning change, as well as any other consulting tasks, as necessary.
